Rental Terms and Fees
We are so excited to welcome you home! To quickly secure a space, you can complete our online application process. Just go to our website and click " Apply Now " in the top right corner and follow the instructions. Make sure to have all necessary documents: social security number and driver’s license number, and payment ready for the application fee and security deposit. If verification of income is needed, paystubs, tax returns, offer letters, or linking a bank account will suffice.
Our lease terms range from 15 to 18 months.
You are responsible for paying for electricity and water/sewer both will be billed to your monthly rent.
Rent is due on the first of each month and can be paid using the online resident portal or through the Thompson Thrift resident mobile app. We accept credit and/or ACH payments. Please note that we do not accept checks or full lease payments up front. Late fees are charged on the 6th of the month at 10% of your monthly rent.
Yes, a security deposit is required. The amount of the security deposit can vary up to One Month's rent, and it is refundable. The security deposit may not be refunded if there are damages to the apartment beyond normal wear and tear, unpaid rent, or other lease violations.
Yes, there are a few additional mandatory fees: A non-refundable $75 application processing fee per applicant, a $200 administrative fee to reserve the apartment home, and a convenience package fee of $150 per month, which includes Internet, valet trash, pest control, Amazon Hub for package delivery lockers, and smart-home technology.
Approximately three months before your lease expires, we will contact you with an invitation to renew your lease. The rental rate offered may vary from your current rate based on the apartment's fair market value at that time. We will also do our best to offer various lease term options; short-term fees may apply. We hope you will choose to renew your lease agreement for another term, which you can do electronically in the Thompson Thrift Resident Portal App. If your plans will be taking you away from our community, your lease agreement requires a written 60-day advance notice.

Policies and Rules
Yes, renters' insurance is required for each household. We offer a cost-effective plan through Premium for as low as $12/month.
Residents are allowed 2 visitors to accompany them to the amenity areas. Residents must be with their guests at all times. Guests may not stay for more than 7 days or twice that many days in a month without written consent.
Yes, pets are allowed! We welcome both dogs and cats with no breed restrictions or weight limits. There is a limit of two pets per apartment home. There is a pet rent of $20 per month per pet and a one-time pet fee of $300 per pet.
Your lease agreement requires a written 60-day advance notice.
This is dependent on what box you checked on the Early Termination addendum. Please call the office to discuss.
Amenities and Services
Our community offers a variety of resort-style amenities, including: 24-hour clubhouse and fitness center, pool and sundeck, Viking grills, fire pit, BBQ/picnic areas, pet spa, fire pit, bike storage, open parking, and a courtyard. Amenities offered at an additional cost include our convenience package and EV charging options.
A maintenance technician is on call 24 hours a day 7 days a week. If it is after office hours, please call 317-597-2331 and press prompt #4. You will be asked to put in your phone number and leave a message with your name, address, and description of your emergency. If it is an extreme emergency not related to a maintenance issue, please call 911.
The Union Flats at Fishers District offers EV Garages $250.00 Month and EV Chargers on property in front of the Leasing Office.

An accessible apartment is an apartment that is easy for people with disabilities to enter and use. Accessible apartments are designed to meet the requirements of the Fair Housing Act and the Americans with Disabilities Act (ADA).
We offer furnished options through a partnership with Cort Furniture, allowing you to furnish your home on your terms. For more information, you can visit their website at www.cort.com or call 888-360-CORT.
All our available apartments come fully equipped with the following appliances: full-size washer and dryer, dishwasher, stainless steel appliances including a refrigerator, microwave, and disposal.
For maintenance or repairs, you can submit a request through our online portal or call the leasing office. Our outstanding maintenance team handles all maintenance requests free of charge. Emergency maintenance is available 24/7 for urgent issues like leaks, AC outages, lockouts, and other items needing immediate assistance. Regular maintenance requests are typically addressed promptly within 48 hours, but the exact timing can vary.
Modifications and alterations are not permitted without written consent to the Leasing Office.
